This plot has two parts:
The first piece of land is on the beach, its 3.468,91 sq.m and can not build in it. The second one is 85.007,5 sq.m which the 49.501,28 sq.m part is considered a protected natural forest area. This natural forest area is private and dont belong to the government. According to the Greek law you can’t build in this area.

The other part of 35.506,27 sq.m can build a 7.101,25 sq.m hotel. This part has a facade on the main asphault road which leads from the Corfu city to Leukimmi area. According to the Greek law, there is the possibility to construct a tunnel below of the main road and in this way create access from the main plot to the part of the land on the beach. The Greek law about the protected natural areas is going to change soon. The owners have already made an objection about this to the Greek government. If they changed this, a part of the forest area will not be protected and can build much more sq.m. The plot is an old olive grove from the Venecian period. Supermarkets, coffee shops and restaurants can be found in the area of Agios Ioannis Peristeron.
